Large Patch in Zoysia: How to Stop It Without Spending a Fortune

If you’re watching circular brown patches spread across your zoysia this spring or fall, you’re looking at large patch.

The patches expand outward. The advancing edge is an unsettling orange or bronze, the color of grass that was alive a week ago, while the center sometimes looks like it’s trying to recover. You’ve already Googled it, which is how you got here, and you’re probably wondering whether you missed your window, whether it’ll kill the whole lawn, and what the fix is going to cost.

The honest answer: you probably haven’t missed anything. Large patch is largely preventable, and the prevention costs far less than you think. The cultural fixes are mostly free. The fungicides, when you actually need them, run 80 to 90% off retail once you know what you’re buying.

One thing this won’t do is panic you into buying the wrong product. The most expensive mistake in lawn disease is treating something you haven’t correctly identified, so we start with the diagnosis.

What It Actually Is

Large patch is a soil-borne fungal disease caused by Rhizoctonia solani AG 2-2 LP. The “LP” is the specific anastomosis group that attacks warm-season turf at the basal sheath. If you’ve heard of brown patch, this is the cousin: same genus, different strain, different season, different grass, different control program. NC State Extension calls large patch “a new name for an old disease,” lumped in with brown patch for decades until researchers recognized the distinct pathology (NC State Extension, Large Patch in TurfTurfFiles).

That distinction matters, because the old name sent homeowners to the wrong timing and the wrong chemistry for years.

Which grasses are at risk. Among warm-season turf, susceptibility follows a clear ranking. Per NC State, centipedegrass and seashore paspalum are the most susceptible. Zoysiagrass is next, sitting squarely in the high-risk tier. St. Augustinegrass is susceptible too. Bermudagrass is a different animal: rarely affected in any meaningful way, and quick to grow out of it when it is. Tall fescue and Kentucky bluegrass are essentially immune. Large patch is a warm-season problem.

If you’re growing zoysia in the Southeast, this is the disease to know. The climate and the host are a near-perfect match for the pathogen every spring and fall.

The lifecycle, briefly. The fungus survives year-round in the soil and thatch as dormant mycelium. When soil temperatures drop into the low-to-mid 70s°F in fall, it wakes up, grows along the soil surface, and infects the leaf sheaths where they meet the crown at the soil line. It rots that basal tissue and chokes off the blade above it. Most of that damage happens in fall, but because zoysia is heading into dormancy, the visible collapse usually waits until spring green-up, when the damaged tillers fail to recover while the healthy lawn greens up around them.

That fall-infection, spring-symptom lag is the number-one source of homeowner confusion. It’s also why spring fungicide applications so often disappoint. By the time you see the patch, the window for preventative chemistry has already closed.

How to Know It’s Actually Large Patch

Before you spend a dollar on fungicide, confirm you have large patch. Misdiagnosis is expensive. A bag of Scotts DiseaseEx does nothing for drought stress, dog urine, or grub damage, which are the three most common look-alikes. Here’s the checklist.

Pattern. Large patch forms roughly circular patches, typically 3 to 25+ feet across, that expand outward from a central point. The active outer margin shows an orange or bronze cast, sometimes called a “smoke ring.” The center of an established patch often starts to recover and green back up, giving the whole thing a doughnut look. If your browning is uniform across the lawn, follows mower tracks, or forms a rectangle, look elsewhere.

Season and soil temperature. Large patch is a cool-weather disease of warm-season grass. It turns active when 4-inch soil temperature drops toward 70°F in fall, and it shows symptoms again as temperatures climb back through that range in spring. Per UGA Extension Circular C 1088 (Martinez et al. 2022), basal-sheath infection happens when thatch-layer temperature sits in the 50 to 70°F range with continuous moisture over 48 hours. If you’re seeing expanding patches in the heat of July, large patch is unlikely. Look at drought, chinch bugs, or grubs instead.

The basal sheath rot test. This is the one that settles it. Pull a symptomatic tiller, a single stem including the base, from the advancing edge of a patch. Look at the bottom inch where the sheath meets the crown at soil level. On an infected tiller the sheath base is rotted, dark brown to brown-black, water-soaked, and slips off the stem easily. If the base is clean and white, you’re probably not looking at large patch. The test takes 30 seconds and saves a lot of money.

Rule out the impostors. A few things to check before you buy anything:

  • Drought stressthe whole lawn or the sunny sections look wilted and off-color, usually without defined circular margins. No rotted sheaths.
  • Dog urine spotssmall (1 to 3 ft), often ringed with dark-green growth at the edge. No orange margin, no sheath rot.
  • Grub damageturf pulls up like loose carpet, roots short and severed, C-shaped white larvae in the top inch of soil. No sheath rot.
  • Fertilizer burnfollows spreader lines, not circles. Green where you skipped, brown where you doubled.
  • Dull mower bladeuniform brown, frayed tips across the whole mowed surface.

If none of those match and your sheath test comes back positive, you’ve got large patch. When in doubt, a state turfgrass diagnostic lab (the UGA Plant Disease Clinic for Georgia homeowners) will confirm the pathogen for a modest fee, far less than a season of mis-targeted spraying.

The Disease Triangle and Why Frugal Works

Every plant disease needs three things at once: a susceptible host (your grass), a virulent pathogen (the fungus), and a favorable environment (temperature and moisture). Knock out any one side and the disease can’t complete itself. That’s the disease triangle, and it’s the most useful way to think about lawn disease.

For large patch, the implications are direct.

The pathogenRhizoctonia solani AG 2-2 LP, is already in your soil. It was there before the sod went down and it’ll be there after the lawn is gone. You can’t remove it. That leg isn’t available to you.

The host is your zoysia, which is genuinely susceptible. You’re not swapping grass species mid-lawn, and even the most large-patch-resistant warm-season grass (bermuda) isn’t right for every site. The host leg has limited give.

The environment is the one you control, and it’s the most powerful lever you have. Soil moisture, irrigation timing, nitrogen levels, thatch depth, mowing height, drainage. Every cultural practice in the next section works this leg directly.

That’s why UGA, NC State, and Clemson all rank cultural management above fungicides for large patch. Fungicides work when they’re timed right. But a homeowner who waters at dawn, fertilizes on schedule, mows at the right height, and keeps thatch in check has already collapsed two legs of the triangle for free. The fungicide is the last 10%, for when site conditions stack against you and the lawn is worth the spend. Frugal isn’t the compromise here. It’s how the pros actually think.

Cultural Fixes (The Free Wins)

None of these cost money, and all of them lower disease pressure permanently, unlike a fungicide that protects for a few weeks and then is gone.

Nitrogen timing. This is the single biggest free control, and it’s the mistake most homeowners make. Nitrogen in fall, or in early spring before the lawn is fully awake, feeds the pathogen directly. NC State is blunt about it: don’t apply N to warm-season grass within roughly 6 weeks of fall dormancy, or within roughly 3 weeks of spring green-up. UGA C 1088 ties it to soil temperature: hold nitrogen until the 4-inch soil temperature is consistently 65°F and rising, which is usually early May in the Georgia Piedmont (UGA C 1088, Martinez et al. 2022; NC State AG-432, Miller, Kerns & Billeisen, rev. 2025).

The urge to “green it up” with a bag of fertilizer in late September, or the second you see a green blade in March, is understandable. It’s also one of the clearest ways to make large patch worse. The grass isn’t ready to use the nitrogen yet. The fungus is.

Irrigation timing and frequency. Large patch thrives when the soil surface and lower canopy stay wet overnight. Water early in the morning, never in the evening, so the canopy dries by afternoon. Keep it deep and infrequent: UGA C 1088 recommends no more than once a week for zoysia under normal conditions. Frequent shallow watering keeps the surface perpetually damp without building the root depth that makes turf disease-resilient. An irrigation system set to run every other day at 6 PM is basically a large patch subscription.

Mowing height. Don’t scalp your zoysia. UGA notes that large patch severity climbs as mowing height drops from 1.5 inches toward 0.5 inches, because a low cut stresses the turf (UGA C 1088). For most home zoysia, 1 to 1.5 inches is the right range. A half-inch putting-green cut is harder on the mower and harder on the grass’s disease resistance.

Thatch management. Thatch is the layer of dead and partially decomposed organic matter between the soil surface and the green grass, and it’s where the large patch fungus overwinters and builds up. A thatch layer over half an inch noticeably worsens disease. Vertical mowing or power raking followed by core aeration, every one to two years during active growth, keeps thatch from becoming a fungal hotel. Pair aeration with a light topdress of native soil and you inoculate the thatch with soil microbes that compete with the pathogen, which is the cheapest biological suppression there is. Drainage and airflow. Any low spot that stays wet after a rain will have worse large patch every year, no matter how much fungicide you throw at it. The fix is site-level: regrade, add subsurface drainage, or put in a French drain. It’s a one-time labor cost that solves the problem for good. Same with dense shrub borders or overhanging limbs that trap moisture and block airflow, which reliably worsen disease in that zone. Trimming them back often does more than any spray program.

Recovery expectations. Zoysia recovers slowly because it spreads by stolons and rhizomes at a deliberate pace. A large patch can take weeks to months to fill in, sometimes a full growing season for one that’s several feet across. Set your expectations accordingly, and don’t overseed or plug new sod into a zone that still has active disease. New tissue dropped into an active infection just feeds it.

When Chemistry Is Justified

Cultural management carries most of the load. But if your zoysia has a documented history of large patch, if you’ve got drainage you can’t fully fix, or if you’ve put real money into the lawn, a preventative fungicide program in fall earns its cost.

The word “preventative” is the whole point. Fungicides don’t cure large patch after symptoms show. They protect healthy tissue before the pathogen reaches it. By the time you see the orange margin and the rotting sheaths, most of the damage is done. Spray in spring when you finally spot the patch and you’re chasing a shadow.

When to spray. For zoysia, the first fall application goes down when thatch-layer temperature drops below roughly 70°F (21°C) for several consecutive days (UGA C 1088). NC State AG-432 gives the same threshold: first fall fungicide when soil temperature consistently hits 70°F and is falling. In the Georgia Piedmont that’s usually September into early October, but soil temperature beats the calendar every time. A $15 soil thermometer is the most important tool in a prevention program. For chronically affected sites, a second application 21 to 28 days later gives season-long coverage (NC State AG-432).

In spring, a supplemental application at green-up (soil temperature rising through 60°F) can suppress a second flush and speed recovery in zones that got hit before. That’s the secondary application, not the primary one. If you only do one treatment a year, do it in fall.

Fungicide groups, the plain-English version. Every fungicide active ingredient is assigned a group number based on its mode of action, meaning how it kills the fungus. Rotation matters because single-site fungicides (groups 3, 7, 11) attack one target in the pathogen. A single mutation can make that target useless, and applying the same group over and over selects for resistant individuals. The way to prevent that is to never run the same group back-to-back.

For large patch in zoysia, two groups do the work:

  • Group 11 (the strobilurin family)azoxystrobin is the main active. Broad-spectrum, strong preventive, sold under the brand name Heritage. Generics: Azoxy 2SC, Quali-Pro Strobe. Resistance risk is real if you lean on it alone.
  • Group 3 (the triazole family)propiconazole is the group 3 workhorse for this disease. Banner MAXX is the brand; Propiconazole 14.3 is the generic. It’s the gold-standard targeted active for Rhizoctonia. It also acts as a mild growth regulator at higher rates, which matters in one situation I’ll cover below.

Rotate them: group 11 first, group 3 twenty-eight days later. Or use a combination product that carries both groups in one pass (azoxystrobin plus propiconazole). NC State’s efficacy table gives the combination products the only “excellent” rating for large patch, precisely because two modes of action in one application both broaden the kill and cut resistance pressure (NC State Extension, Large Patch in TurfTurfFiles). Application technique. Large patch lives at the soil line, not the leaf tip, so application volume matters. NC State recommends a minimum of 2 gallons of water carrier per 1,000 square feet, with 3+ gallons or a light 1/8-inch post-application watering improving results. Misting product onto dry leaf tips and walking away is the single most common reason a homeowner says a fungicide “didn’t work.” Get the product down into the canopy and to the soil surface.

Product Recommendation, Cost / Effort / Goal Tiers

There are two honest paths here, and both put down the same azoxystrobin NC State rates “excellent” for large patch. Pick the one that fits how you work.

If you already own a backpack sprayer and want rock-bottom cost, that’s Tier 1, the DIY tank mix. If mixing liquids isn’t your thing and you’d rather spread a granular, that’s Tier 2, and the frugal pick there is Scott’s DiseaseEx.

Tier 1, Cheapest (DIY tank mix, backpack sprayer required)

Generic azoxystrobin SC plus generic propiconazole 14.3, bought as concentrates.

  • Generic azoxystrobin: Quali-Pro Strobe 2L, Azoxy 2SC Select, or Prime Source Azoxy 2SC. These are 22 to 23% active-ingredient liquids, the same chemistry as Heritage at a fraction of the price.
  • Generic propiconazole: Propiconazole 14.3 EC from Quali-Pro or equivalent.

Applied separately on a 28-day rotation (azoxy first, prop 28 days later), these two generics replicate Headway’s group 11/3 rotation for roughly $1 to $2 per 1,000 sq ft per application. For a 5,000 sq ft zoysia lawn running two fall applications, the chemical cost is about $10 to $20 per fallagainst $60 to $140 for the branded granular equivalent.

The catch: you need a calibrated backpack or pump sprayer, accurate measuring, and the discipline to apply in 2+ gallons of water per 1,000 sq ft. The concentrates are a years-long supply for a home lawn. Up-front cost runs $80 to $130 per jug, and the math pays off in the second season.

Tier 2, Granular, no sprayer (Scott’s DiseaseEx)

Scott’s DiseaseEx is granular azoxystrobin (0.31%, group 11), broadcast with a regular fertilizer spreader. No sprayer, no mixing, sold at any big-box store.

Here’s the frugal angle: it’s the same active ingredient (azoxystrobin) as the pro-grade granular the golf courses use. You’re just buying it in a consumer bag off the shelf instead of a $90+ pro jug. For a home lawn, that’s solid for the money. A 10 lb bag runs about $20 to $25 and covers roughly 5,000 sq ft at the label rate.

Two honest caveats. First, it’s azoxystrobin only (group 11), so you still want to rotate with a group 3 (a liquid propiconazole, like the Tier 1 generic) about 28 days later for resistance management. Second, follow the bag’s rate and water it in lightly, since the granule has to dissolve and move down to the soil line where large patch actually lives.

The short version: the active ingredient is the product, the brand is the markup. Whether you spray the generics or spread Scott’s DiseaseEx, you’re putting down the same azoxystrobin a pro would. Choose your level of effort.

The Author’s Actual Rotation

On my own Zorro zoysia in Peachtree City, large patch is the disease I take most seriously. The lawn is mowed at 1 inch on a reel, which means anything that damages the basal sheath shows up fast and recovers slowly. Prevention isn’t optional here. It’s the whole game.

Here’s what I actually do.

Spring, when soil temperature hits 60°F at 4 inches: first preventative application, group 11 azoxystrobin (generic Azoxy 2SC). It goes down as the lawn starts to wake up, on the soil-temperature trigger, not when I see symptoms. I tank-mix it with my spring wake-up liquid fertilizer in the backpack, so it’s one pass instead of two.

Twenty-eight days later: group 3 propiconazole 14.3 as the rotation partner. That’s where the resistance management happens. One mode of action in spring, a different one 28 days behind it.

Fall, when soil temperature drops through 70°F: same rotation in reverse. Group 11 first when thatch temperature crosses the threshold, group 3 twenty-eight days later if soil temperature stays above 50°F and conditions stay wet.

One important exception: no propiconazole on new sod. Propiconazole has a mild growth-regulator effect, slowing cell elongation a bit like trinexapac-ethyl. On established zoysia that’s a non-issue. On new sod still throwing runners and closing seams, it stunts lateral spread. When I laid new sod late this past spring, I held the propiconazole and ran azoxystrobin only until the sod was fully rooted and the seams had closed, then brought the rotation back.

The equipment is a calibrated 4-gallon battery backpack sprayer set at 1 gallon per 1,000 sq ft. For fungicides I get to a minimum of 2 gallons of carrier per 1,000 sq ft by slowing my walk or doing two passes. The extra volume is what gets product to the basal sheath, and it’s the step most people skip.

Total chemical cost for the fall program on 8,000 sq ft is roughly $15 to $25 a season using generic concentrates. That’s about what one bag of Scotts DiseaseEx costs, and it buys two complete, group-rotated applications instead of one single-group pass.

Anti-Patterns / Common Mistakes

These show up in lawn forums and Facebook groups every spring. If you’ve done one, you’re in good company. Knowing it’s wrong is how you stop.

Spraying after symptoms appear. By the time you see the circular patch with the orange margin, the fungus has already infected those tillers. A curative spray can slow the spread and help the lawn stabilize, but it can’t undo the damage. Research comparing spring and fall applications in zoysia consistently shows fall preventative sprays win (Obasa et al. 2017, Int’l Turfgrass Society Research Journal). Spray on the fungus’s schedule, which is soil temperature, not yours.

Using the wrong active ingredient. Not every fungicide that says “lawn disease” on the bag touches large patch. Pythium blight is a water mold, not a true fungus, and needs completely different chemistry (mefenoxam, propamocarb). The standard group 11/3 products do nothing to it. Spraying azoxystrobin at a Pythium outbreak, or the reverse, just wastes money. Know what you’re treating before you buy.

Fertilizing to “fix” the sick area. This is the most counterproductive reflex in lawn care. The infected tillers won’t respond to fertilizer, and the nitrogen feeds the disease. Adding N before the lawn is actively growing, before soil temperature is consistently above 65°F and rising, is the cultural mistake most tied to severe outbreaks (UGA C 1088; NC State AG-432).

Watering in the evening. Overnight moisture in the lower canopy is the fungus’s preferred operating environment. If your timer runs in the evening, that’s the first thing to change. Move it to early morning, ideally before sunrise, so the canopy dries by mid-morning.

Mowing too low. Scalping zoysia doesn’t keep it looking good for long. It stresses the crown and leaf tissue and cuts the plant’s ability to outgrow infection. Stay at the high end of your cultivar’s range during the cool-weather disease windows in spring and fall. Save the aggressive reel cuts for peak summer when the grass is growing hard and disease pressure is low.

Quick Reference

Will it kill my lawn? Rarely outright, but large patches in zoysia take a full growing season or longer to fill back in. Prevention is far cheaper than recovery.
